Blueridge II Apartments

Blueridge II is a 35 unit complex featuring both 1 and 2 bedroom units exclusively for the elderly and disabled. All units come standard with range refrigerator, dishwasher, garbage disposal and baseboard heating. All apartments are on one floor, with lower and upper levels. Four of the one bedroom units are fully accessible for disabled households and may be periodically available. There is a coin operated laundry facility available on site for tenant use. There is adequate parking for tenants and guests.

It is close to shopping and has lots of trees and flowers. There is a large community room with a full-size kitchen next to the Manager's office which is available for tenants to use. reservations can be made by calling the site manager.

This complex does allow 1 pet per household with a refundable security deposit of $100.00.

Blueridge ll is an “Elderly and Disabled” complex. The head of household or co-tenant must be over the age of 62 or handicapped or disabled.

The Department of Housing and Urban Development #HUD# requires that no less than 40% of the admissions to any project assisted through the project based Section 8 program in any fiscal year must be Extremely Low-income households. Income targeting will be analyzed semi-annually to ensure the 40% target is met. In keeping with HUD’s Income Targeting Policies, applicants whose incomes are below the Extremely Low-income limit #30% of area median income# may receive preference over another applicant in a higher position on the waiting list when a unit becomes available. To implement this preference, the first Extremely Low-income applicant on the waiting list will be selected for the available unit, which means “skipped over” some applicants with high incomes. Once the project has met the 40% Extremely Low-income requirement, the next eligible applicant currently at the top of the waitlist regardless of income level, will be selected for the next available unit.

Gross annual income shall not exceed the HUD income limits. All forms of income must be disclosed. This community serves residents in the following income bracket#s) Extremely Low, Very Low, and Low.

Our HUD Property bases rent on 30% of gross adjusted annual income.

Occupancy is based on the number of bedrooms in a unit. “Bedroom” is defined as a space used primarily for sleeping, with at least one window and one closet for clothing.

The occupancy guidelines recommended by Housing Authority of Douglas County are as follows:

Application Process for HUD Properties

Complete the application on the designated form and complete income verifying paperwork, If an apartment is not available for occupancy when the application is submitted, you will be placed on the waitlist. If there are any changes to income, address, phone or household size before you are called to interview for a unit, please update your application with management. When you reach the top of the waitlist and a unit becomes available you will be called for an interview to begin processing your household for a unit. If no contact can be made with you in 6 months, your name will be removed from the waitlist. A credit/criminal background check is done. Income and asset verifications are done for the entire household. First month’s rent is pro-rated, unless moving in on the first day of the month, and is due at the time of move in. At least a third of the security deposit is also due at the time of move in and payment plan can e established to pay the remaining amount in two more installments. Pets are allowed with an additional refundable pet deposit.
